Renovation Visualisation Sydney
Know it works before you sign the contract. Renovation visualisation shows your kitchen, bathroom, living area or small addition as it will look when finished, built from your own home, plans and constraints, so the big decisions are made on paper, not on site.
Beaches Drafting designs the renovation first, then visualises it. What you see is grounded in structure, approvals and budget, and it carries straight through into builder-ready drawings.
Send us your plans or photos and we will tell you what we can show you, usually within a free 1-hour consult.
The problem: you're about to spend serious money on something you can't picture
A floor plan is a technical drawing. It tells a builder what to build. It doesn't tell you how the room will feel, where the light will fall, or whether the wall you're removing will open up the house the way you imagine.
Most Northern Beaches renovations are not small cheques. A kitchen typically runs from around $25,000 to $80,000, and a full internal renovation can run well past that (see our Northern Beaches renovation costs guide). That is a lot to commit to a layout you have only seen as lines on paper.
What goes wrong when you can't see it first
You and your partner picture two different kitchens. Each of you reads the same plan differently, and the disagreement surfaces after the builder has started.
Your builder builds what the drawings say, not what you meant. A gap between your idea and the documentation only becomes visible once it is built.
Changes during construction cost far more than changes at design stage. Moving a wall, bench or window on paper costs nothing. Moving it after it is built means rework and variations.
You compare builder quotes without being sure what you are comparing. Unclear intent produces unclear pricing.
You finish and wish you had done it differently. That is the one problem nobody can fix after handover.

What renovation visualisation shows you
We build a 3D model of your proposed renovation from your photos, plans and measurements, then produce realistic concept views of the result. Depending on the project, that can include:
Your home, before and after. The existing space beside the proposed one, from the same viewpoint, so the change is obvious.
Layout options side by side. Island or no island, kitchen moved or kept, wall removed or opened partway, so you choose with the options in front of you.
Materials and finishes in context. Benchtop, cabinetry, tiles and flooring shown together in your space rather than as small samples on a table.
Natural light and views. How a new opening or window changes the room, which matters in Northern Beaches homes where light and outlook drive the design.
Small additions and exterior changes. How a rear addition, deck or new facade sits against the existing house.
Short animations. A short architectural animation that moves through the proposed space, where a still view is not enough.
We confirm the exact views and options with you at the start, so you are not paying for images you do not need.

Questions it answers before you commit
Should the kitchen stay where it is or move?
Would taking out that wall actually improve the home? See what it involves in our guide to load-bearing wall removal costs in NSW.
Is a small addition worth it, or would an internal reconfiguration get you there for less? Read should you renovate or extend.
Which material and finish combination works in your light?
Will the new design suit the character of the existing house?

Why a designer, not a rendering studio
Most visualisation providers receive a finished model and render it. They cannot tell you whether the design works, because they do not design.
Beaches Drafting designs renovations first. We know the structure, the services, the approval pathway and the budget behind the picture, because we prepare the drawings your certifier and builder work from. That changes what you get:
The view is grounded in what can be built. We flag a beam, a stack or a setback problem while it is still an image, not once it is a site problem.
Approvals are considered from the start. Many internal renovations fall under NSW Exempt Development. We design toward the simplest approval pathway so you avoid unnecessary DA costs where possible.
What you approve is what gets documented. If you proceed, the design you chose becomes the builder-ready drawings, with no re-interpretation between the picture and the plan.
Where it fits in your project
Renovation visualisation works alongside our design services. Typical starting points:
Kitchen renovation design: compare layouts and finishes before ordering joinery.
Bathroom renovation design: test layouts and tile choices in a small, expensive room.
Internal renovations: see how removing or moving walls changes flow and light.
Apartment renovations: make decisions before you take them to your strata committee.

How it works
Free 1-hour consult. We talk through the project, what you are trying to decide and what you already have.
You send what you have. Existing plans, photos of the spaces, rough sketches, measurements and inspiration images. Do not worry if it is incomplete.
We confirm what to visualise and quote it. The views, options and level of detail, with a clear fee before we start.
We model the design and produce your concept views. Built from your actual house, not a generic room.
Review and refine. You respond, we adjust the design, and you settle on a direction.
Proceed or pause. If you go ahead, we prepare the drawings for approval and builder pricing. If you do not, you have made the decision cheaply.
What does renovation visualisation cost?
It depends on the project, so we do not publish a flat price. The fee is set by how much modelling your design needs, how many views you want, and how many layout options we compare. A single view of one room is a very different job from a whole-home reconfiguration with options. We quote after reviewing your plans and photos, so you know the fee before we start. For wider budgeting, see our renovation costs guide.
Important: concept views, not guarantees
A visualisation is a design concept. It shows an intended outcome and does not guarantee planning approval, construction feasibility, cost or the exact final result. Site conditions, structural engineering, detailed design, certification and council or strata requirements can all change what is built. We tell you where we see risks, but approvals and costs are confirmed through the proper process.
Frequently asked questions
What is renovation visualisation?
It is a realistic 3D concept of your proposed renovation, built from your own home's plans, photos and measurements, so you can see the finished result and compare options before construction starts.
How is this different from a 3D render studio?
A render studio visualises a design someone else has finished. Beaches Drafting designs the renovation, so the visualisation reflects structure, services, approvals and budget, and carries straight through into builder-ready drawings.
Do I need plans before I contact you?
No. Plans, photos and measurements all help, but we can start from photos and a conversation. If your house has no usable plans, we can measure it as part of the project.
Can you visualise a renovation before it is approved?
Yes. Visualising before approval is often the point, because it helps you settle the design before you spend on approvals and builder quotes. A visualisation does not replace approval. Many internal renovations are exempt or can use a Complying Development Certificate, and we will tell you which pathway we expect to apply.
Can I use the visualisation to get builder quotes?
It helps your builder understand your intent, but quotes should be based on the drawings and specifications. If you proceed, we prepare those so every builder prices the same thing.
Do you only work on the Northern Beaches?
The Northern Beaches, from Manly to Palm Beach, is our home patch, and we also work across the Lower North Shore, the Inner West and greater Sydney. Visualisation can be done remotely from your plans and photos.
