Building Designers, Northern Beaches
As building designers working across the Northern Beaches, we help homeowners redesign layouts, modernise interiors and plan renovations properly before speaking to builders.
We're architecturally trained rather than registered architects — which for a small renovation is often exactly what you want: the same design thinking, without the fee structure of a full architectural practice.

What Renovations Cost on the Northern Beaches
The question everyone asks first. As a guide for 2026: kitchens typically run $25,000–$80,000, bathrooms $20,000–$45,000, a full internal renovation $60,000–$150,000, and opening a closed kitchen into living $15,000–$40,000. By comparison, a ground-floor extension starts around $300,000 — and a DA or CDC adds $10,000–$20,000+ on top before a single wall moves.
That gap is the whole reason we exist. Most Northern Beaches homes can be genuinely transformed for under $150,000 without extending, and a large share of that work needs no council approval at all.

Renovating Homes on the Northern Beaches
Northern Beaches homes often include brick and fibro houses, apartments and coastal properties built between the 1950s and 1980s. These homes often have closed-off kitchens, small rooms and limited storage. Thoughtful renovation design can dramatically improve how these homes function without major construction.
We Know These Houses
The Northern Beaches was largely built in four waves, and each renovates differently. California bungalows and Federation cottages in the older beach villages — Freshwater, Manly, Fairlight — where the win is opening up compartmentalised plans while keeping the character.
Post-war and 1950s–60s fibro and brick homes through Manly Vale, Narraweena and Beacon Hill, usually on generous blocks with room to move. 1960s–70s brick veneer across Cromer, Allambie Heights and Frenchs Forest, where flat floor plans respond beautifully to a single wall coming out.
And split-level homes on the slopes of Seaforth and Beacon Hill, where the real work is connecting levels that were never designed to flow.
Knowing which one you have tells us most of what we need before we've even seen the plans.
Frequently Asked Questions
Do internal renovations require council approval?
Many internal renovations do not require approval if structural changes are limited and designs comply with NSW exempt development guidelines.
Can you help keep renovations under $150k?
Yes. We specialise in designing projects that maximise impact within realistic budgets.
Is it worth hiring a designer for a small renovation?
Absolutely. Smart layout decisions often create the biggest improvements without increasing construction costs.
Do you work with apartments?
Yes. Apartments often benefit significantly from layout optimisation and storage design.
How much does a kitchen or bathroom renovation cost on the Northern Beaches?
Kitchens generally run $25,000–$80,000 and bathrooms $20,000–$45,000, depending on whether plumbing moves and the finishes you choose. Our full cost guide breaks down what separates the bottom of those ranges from the top.
What's the difference between a building designer and an architect?
Registered architects complete additional registration and typically work on larger, more complex builds. Building designers are architecturally trained and focus on residential work — which for a kitchen, bathroom, layout change or small addition usually means the same quality of design thinking at a fee that suits the project's size. For a renovation under $150,000, a building designer is generally the better fit.
Do you work on apartments and strata properties?
Regularly — Dee Why, Manly, Fairlight and Freshwater all have large apartment stocks. Unit renovations often deliver the biggest proportional improvement of any project we do, because tight layouts have the most to gain. We also prepare the documentation strata committees ask for.
How do I start a renovation on the Northern Beaches?
Before you call a builder, get the layout right. Start with a free 1-hour consult: we'll look at your home, talk through what's possible, and tell you honestly whether you need an approval. Design decisions made now cost nothing to change — the same decisions made mid-build cost thousands.
We provide architect-led small renovation design across the entire Northern Beaches region. If you’re planning a renovation, start by exploring your suburb or booking a consultation to discuss your project.
